Selling a
real estate note is a fairly simple process. The following is a list of typical steps
necessary for us to facilitate the purchase of your note. This process usually
takes about 4 - 6 weeks to complete.
Submit the
online worksheet (listed above) or you
may call us if you are unfamiliar with the terms on the worksheet and we
will gather the information from you over the phone.
We will price the note for
you.
Upon acceptance of our
price we will tell you what documents we will need to complete the
purchase. You will then express or overnight mail to us copies of the
documents we request.
After
reviewing the documents an appraisal of the property will be ordered. The
appraisal is usually a drive-by appraisal and is completed without needing
to disturb the occupant of the property.
Once
we have reviewed the appraisal, title insurance will be ordered.
After we have reviewed the title insurance, we will prepare the closing documents
that, in most cases, will then be sent to a Title Company. You will review and sign the
documents and receive your money at the closing. If it happens that you
are a great distance from the Title Company or it is not convenient to go
to the office of the Title Company we will make other arrangements to
close the transaction.
Selling a business note is little different than selling a real estate note.
In order for us to facilitate a purchase
of a business note, we will need to take an
assignment of the security instrument, the
financing statement (UCC-1
Financing Statement) and receive an endorsement
of the promissory note. However, before we get to this point
we have to do our due diligence. We do all of the work, from verifying all
aspects of the deal to preparing and having recorded all of the necessary
documents to make the change.
